Vanessa Hendriadi of GoWork is chasing her passion for connecting people: Women in Tech

Vanessa Hendriadi wanted to do more than work in her family’s real estate business, so she started one of Indonesia’s major co-working spaces, GoWork.

Indonesia is home to more than 88 million millennials. The country is predicted to be the eighth largest economy in the world in 2020, according to consultancy firm Deloitte. Its major cities are ideal markets for co-working platforms.

After graduating from the University of Southern California in 2002, Hendriadi started to work in 2004 as a marketing director at PT Atlantic Biruaya, a mineral water company that is a subsidiary of her family’s Mikatasa Group, which does business in trading, beverages, chemicals, and more. She was eventually promoted to director of operations at the holding group in 2009. and implemented changes to streamline the business.

In June 2013, she ventured out on her own and built a software system for property management called Gaea. Hendriadi, however, was not satisfied with her professional career, as she always wanted to build a business that related to her hobbies and passions. “I love food and yoga exercises, and I realized that all those industries have one purpose—building a community. So, I finally chose to build a co-working space, which combines my professional experience in property management and my passion for connecting people,” she told KrASIA in a recent interview.

In 2016, with capital from her family, friends, and the Ismaya group, a popular F&B and hospitality chain in Indonesia, Hendriadi established her first co-working space company, Rework, integrating co-working spaces with coffee stores run by Ismaya group in strategic locations in Jakarta.

As a solo founder, she was building Rework from scratch, and the workload was heavy. On top of that, her second son was only nine months old at the time, so she had duties as a mother too. “It felt like burning out, because no matter how much I would do, there would be more things left undone. It was pretty crazy. I felt like I didn’t want to worry too much, but I did. I wondered whether I was supposed to run the startup, but like a woman and a mother, I had to build strong family roots. Luckily, my spouse and family were really supportive and never judged me,” Hendriadi said.

In 2017, she attended the grand opening of co-working startup GoWork, where she met the company’s co-founders, Richard Lim and Donny Tandianus. Hendriadi reconnected with Lim, who was an old friend. The three of them quickly realized that they shared the same goals: to build Indonesia’s largest co-working space. It wasn’t long before the two were exploring opportunities for a partnership.

”When I started Rework, I did not see how big it could become until I dove into the business. I finally decided that I had to find a partner, because I couldn’t do it all by myself. After we shared some discussions and our visions to empower a lot of companies and to become a dominant player, we joined forces in early 2018,” Hendriadi said.

Hendriadi’s Rework along with Lim and Tandianus’ GoWork merged into a new company called Go-Rework, which initially had five locations with a total footprint of 3,500 square meters in Jakarta. The company was later rebranded as GoWork in mid-2018 for marketing reasons.

In October 2018, Go-Rework closed its Series A round and raised USD 9.9 million from Gobi Partners and The Paradise Group, with participation from Mahanusa Capital and 500 Startups’ second Durians fund. GoWork trippled its footprint by 2019, according to CFO Richard Lim.

Today, GoWork operates 18 branches covering over 35,000 square meters, with most of them in the capital and one branch in Bali. The company also announced plans to launch new locations in Surabaya and several cities in Indonesia by mid-2020, expanding its footprint to 65,000 square meters. GoWork only operates in Indonesia and has no plans for international expansion.

According to Hendriadi, GoWork’s locations maintain a high occupancy rate, typically in the range of 90–100%.

To become a dominant player in Indonesia, Hendriadi, Lim, and Tandianus set out a strategy focusing on premium customers who are willing to pay GoWork’s higher subscription rates. Hence, they operate GoWork in places like shopping malls or office buildings, which are easily reachable using public transportation. “Almost 70% of members use more than one location” Hendriadi said. She also claims that customers “can gain more credibility by working in the premium co-working spaces of GoWork.”

“There are a lot of co-working spaces in Indonesia, such as CoHive or Outpost, but there are few players targeting the premium class, which we think is a potentially huge market. By targeting this segment, we are able to get more clients, not only from startup companies, but also from traditional and multinational companies,” Hendriadi said.

Competition mounted quickly. In 2017, WeWork acquired Spacemob, a Singapore-based co-working space, and entered Indonesia by setting up a branch in Jakarta in the third quarter of 2018. Soon after, WeWork opened six locations in the Indonesian capital.

A lesson learned from WeWork: Monetization is key to long-term success
Although GoWork and WeWork have both positioned themselves as premium co-working spaces, Hendriadi claims that GoWork has become profitable in mid-2019. However, she declined to disclose more details. It has 5,000 customers, including employees from companies and freelancers. Monthly fees run at USD 150–200, depending on the services required.

All of GoWork’s co-founders have strong and close relationships with property developers, Hendriadi said. This helps the company seek out spaces that serve their purposes.

“We discuss how GoWork can increase visitor traffic to shopping malls or other properties run by these developers. When developers see our concept and the traffic that comes with each of our locations, they mostly want to secure a partnership and sometimes even invest in GoWork,” she said. So far, the firm counts among its investors the likes of Sinar Mas Land, Indonesia Paradise Property, Agung Podomoro Land, Lippo Group, and MNC Land.

Currently, GoWork has three main focuses: providing flexible co-working spaces with attractive interiors to engage clients; organizing events or workshops, where members can engage with each other; and building user engagement through mobile apps.

GoWork’s clients include big companies and mature startups, such as state-owned pawnbroker PT Pegadaian, Gojek, and Oyo.

“We are making ‘sustainability’ our priority. If we look at the startup landscape, most companies focus a lot on growth and sometimes they burn money. We don’t believe that it’s necessary,” Hendriadi said.

Greenhouse won funding, prepared new services and planned to expand

Greenhouse Co-working space receives funding worth SG$3.8 million, equivalent to Rp39 billion. It was led by 14 angel investors consist of 7 new investors and 7 previous ones. It includes Dilip and Deepak Chugani from KNS Group. The plan is to launch new service and tighten Greenhouse position in the SEA market.

“We’re very lucky to have a number of expert angel investors with additional value to the company aside from their investment,” Greenhouse’s CEO, Drew Calin, said.

He also added, “Most of the investors are part of the seed round, including our two founders and main investors. It proves their faith in us to accomplish our vision and their commitment to support us.”

Greenhouse aims to support business development in SEA market. With the latest funding, they plan to expand coverage in supporting global and local companies to develop amidst the fast-growing market, such as Indonesia, the Philippines, and throughout Southeast Asia.

Greenhouse was built to simplify the process of entering and developing company in the market through improving transparency, efficiency, and minimalizing risk. We did this by developing and managing high-quality B2B service provider, offering services, such as business framework, visa, payroll, law/tax consultation, and recruitment,” he said.

Greenhouse is currently expanding partneship all around Asia, and developing technology platform to connect expanding local business with B2B service provider that supports the plan with efficiency.

Greenhouse‘s Co-Founder, Vicknesh R. Pillay explained that their team is soon to launch Greenhouse Connect, a technology platform that offers business framework in Indonesia in the second quarter of this year. The plan is to add six more services by the end of this year.

He also mentioned, they’re currently in a negotiation for five new locations in Indonesia and the Philippines, also to explore options in Singapore. It includes calculation to acquire new talents to support expansion.

“The market includes Indonesia, the Philippines, Singapore, Thailand, and India. It’ll set us to support the companies in entering and developing business with efficiency and effectivity, and faster with lower cost,” he added.

GoWork Jadi “Branding Baru” Go-Rework, Rencanakan Ekspansi Domestik

Perusahaan coworking space GoWork mengumumkan rencananya untuk melakukan ekspansi domestik ke Surabaya dan Bali awal tahun depan. Rencana tersebut disampaikan langsung Co-Founder dan CEO GoWork Vanessa Hendriadi. Pasca merger awal tahun lalu, perusahaan memutuskan memulai misinya memperluas jaringan coworking space di Indonesia.

Vanessa mengatakan, mengawali ekspansi awal tahun depan GoWork akan membangun masing-masing satu unit coworking space, sambil mempelajari pasar. Jika respons dari komunitas setempat baik, bukan tidak mungkin akan dibangun ruang di beberapa titik. Pemilihan Surabaya dan Bali bukan tanpa alasan. Pertumbuhan startup di wilayah setempat menjadi salah satu pertimbangan utama manajemen.

“Bali merupakan kota wisata yang mendunia, namun sekarang mulai banyak startup yang melihat Bali sebagai tempat ideal untuk berkreasi dan menarik talenta. Dengan konsep work & play, Bali sangat cocok untuk para pekerja lokal maupun internasional yang membutuhkan tempat kerja yang asyik namun profesional, dengan tetap mengedepankan konektivitas dan komunitas yang mendukung,” ujar Vanessa.

Ia pun juga menceritakan soal alasan pemilihan Surabaya untuk basis ekspansi. “Surabaya kota terbesar kedua di Indonesia yang merupakan kota industri. Tentu di sana juga membutuhkan platform kerja yang bisa mendukung ekonomi kreatif untuk perusahaan dari berbagai ukuran.”

Rebranding Go-Rework

Dalam kesempatan yang sama, Vanessa menjelaskan soal rebranding perusahaan pasca merger. Sebelumnya gabungan GoWork dan Rework menghasilkan Go-Rework. Meskipun demikian, perusahaan dan manajemen kini sudah sepakat bahwa brand yang akan mereka garap ialah GoWork. Untuk semua unit yang akan dibangun ke depan, semua akan menggunakan brand GoWork.

“Go-Rework sudah menjadi GoWork, jadi ini adalah inisiatif perusahaan dan manajemen,” ungkap Vanessa.

Saat ini GoWork mengklaim telah memiliki anggota hampir mencapai 6000 orang. Target ambisius mereka tahun depan dapat bertambah hingga tiga kali lipat. Untuk itu rencana ekspansi tidak hanya akan terhenti di Surabaya dan Bali, akan tetapi juga menyasar kota-kota potensial lainnya.

“Kami tidak akan berhenti di dua lokasi ini saja di luar Jakarta, karena kami yakin konsep yang kami bawa akan sangat membantu masyarakat dan bisnis untuk tumbuh dan berkembang lebih cepat,” tutup Vanessa.

  • Sebanyak 67% responden cukup akrab dengan coworking space, mayoritas mendefinisikan sebagai sebuah tempat khusus untuk bekerja.

EV Hive Secures $20 Million Series A Funding

EV Hive co-working space has scored a Series A funding worth of $20 million (277 billion Rupiah) led by Softbank Ventures Korea, H&CK Partners, and Tigris Investment. All three are based in Korea. Several new investors involved in this round are Naver, LINE Ventures, and STIC Investment. Also participated are the previous investors, such as East Ventures, SMDV, Sinar Mas Land, Insignia Venture Partners, Intude Ventures, and angel investors (Michael Widjaya and Chris Angkasa).

The company plans to use the funding for expansion, including regional opportunities, to a 100 new locations. They’re claimed to have more than 3000 active members.

Previously, EV Hive has received Pre-Series A Funding worth of $3.5 million or around 46 billion Rupiah in September 2017.

EV Hive was established in June 2015 by East Venture as a “pet project” and in May 2017 has become a separate company. Currently, the co-working space company already has 21 locations in Jabodetabek and Medan. In total, the area has reached 30 thousand sqm.

Carlson Lau, EV Hive’s CEO told DailySocial, “The co-working space business has a huge potential in Indonesia because of the sheer numbers of SMEs in the country, many of whom require affordable access to workspaces and businesses services. Co-working is a powerful platform to effectively help lower these small businesses and startups’ cost of doing business. Besides, co-working currently only occupies less than 1% of the total commercial real estate space, and we think that in the future co-working will a mainstream business where more than 20% of all commercial real estates are fitted out as co-working spaces.”

In Indonesia, co-working space still considered as a new business and tend not to gain profit. However, the big players are marking their territory. US giant co-working space, WeWork, has confirmed its presence in Indonesia, while Chinese co-working space UrWork investing in local service Go-Rework.

Although it’s still focused in Jabodetabek area, Lau assured to expand to other big cities in Indonesia. He said, “Outside of Jabodetabek, we are already in Medan, and we are planning to open co-working spaces in all the major cities in Indonesia. Our expansion decision is largely to cities with strong entrepreneurial communities who require access to services, and with whom we think there are great cross city collaboration opportunities with our existing members.”

Regarding the regional expansion, Lau ensures that his team will focus on Indonesia this year but still opens opportunities for neighbor countries.

“We have already received a number of enquiries from landlords and business partners to expand into their cities in SEA countries. We see great potential in Philippines, Vietnam, Thailand and Malaysia where we witness a lot of startup activity. In fact, some of our existing members are already making plans to expand into these countries, and we plan to follow our customers in their regional expansion plans,” he concluded.

EV Hive Umumkan Perolehan Pendanaan Seri A 277 Miliar Rupiah

Layanan co-working space EV Hive mengumumkan perolehan pendanaan Seri A senilai $20 juta (277 miliar Rupiah) yang dipimpin Softbank Ventures Korea, H&CK Partners, dan Tigris Investment. Meskipun fokus layanannya masih di kawasan Jabodetabek, Carlson memastikan  akan merambah kota-kota besar lainnya di Indonesia. Carlson mengatakan, “Di luar Jabodetabek, kami telah tersedia di Medan dan kami berencana membuka co-working space di semua kota-kota besar di Indonesia. Kami berekspansi ke kota-kota dengan komunitas kewirausahaan yang kuat yang membutuhkan akses ke layanan [co-working space] ini dan tempat yang mendukung peluang kolaborasi antar kota dengan anggota-anggota kami.”

Tentang rencana ekspansi regional, Carlson memastikan pihaknya masih akan fokus ke Indonesia tahun ini, tetapi tetap membuka peluang ekspansi ke negara-negara tetangga.

“Kami telah mendapatkan permintaan dari sejumlah pemilik lahan dan mitra bisnis untuk berekspansi ke kota-kotanya di kawasan Asia Tenggara. Kami melihat potensi besar di Filipina, Vietnam, Thailand, dan Malaysia ketika kami menyaksikan sendiri banyaknya aktivitas startup. Bahkan sejumlah anggota kami telah memiliki rencana berekspansi ke negara-negara tersebut dan kami berencana mengikuti konsumen kami dalam rencana ekspansi regional mereka,” tutup Carlson.

EV Hive dan BTPN Dirikan Coworking Space Sasar Startup Fintech

Bertujuan memberikan ruangan kerja untuk penggiat startup yang menyasar sektor fintech, EV Hive membuka coworking space baru bersama Bank Tabungan Pensiunan Nasional (BTPN) dan PT Bahanasemesta Citranusantara bernama Jenius x EV Hive yang berlokasi di Menara BTPN lantai 47, Mega Kuningan. Jenius adalah brand tabungan digital kini menjadi unggulan BTPN. Coworking space ini merupakan cabang yang ke-17 yang dikelola EV Hive.

Dipilihnya EV Hive sebagai mitra strategis coworking space ini diungkapkan Direktur Keuangan BTPN Arief Harris Tandjung karena adanya kesamaan visi dan model bisnis.

“Ini merupakan pilot project dari BTPN. Akan dilihat seperti apa hasil dari kerja sama ini. Kami juga berharap melalui coworking space ini bisa membuka peluang kemitraan dengan startup yang menyasar sektor fintech.”

Ditambahkan CEO EV Hive Carlson Lau, didirikannya coworking space Jenius x EV Hive ini diharapkan bisa menjadi basis startup baru yang ingin menyasar sektor fintech.

“Kami juga akan menggelar berbagai kegiatan yang bertemakan financial technology dengan menghadirkan para pakar dan bisa dinikmati semua startup fintech di indonesia,” kata Carlson.

Coworking space yang dikelola EV Hive ini memiliki 40 ruang kantor yang dilengkapi ruang pertemuan dan lounge. Saat ini sudah ada enam startup yang bergabung, kebanyakan didominasi startup binaan East Ventures. East Ventures sendiri memiliki ruangan khusus di coworking space ini.

“Untuk BTPN kami tidak sekedar fokus kepada profit dan tidak ingin dikenal secara eksklusif. Dengan kerja sama strategis ini diharapkan BTPN bisa ambil bagian di gerakan financial technology saat ini. Kami percaya sektor perbankan harus bisa berubah dan dalam waktu 3-4 tahun terakhir kita sudah mulai melakukan inisiatif tersebut,” kata President Director BTPN Jerry Ng.

Selain kolaborasi EV Hive dan BTPN tersebut, awal tahun ini UnionSpace juga meresmikan FintechSpace sebagai coworking space khusus startup fintech.

Unicorn selanjutnya dari sektor fintech

Turut hadir dalam acara peresmian ini Menkominfo Rudiantara yang memberikan apresiasi pendirian coworking space Jenius x EV Hive ini. Rudiantara menyampaikan harapannya kepada pelaku startup fintech di Indonesia agar bisa tampil sebagai startup unicorn selanjutnya di Indonesia.

“Saat ini kita sudah punya empat startup unicorn dari Indonesia namun belum ada satupun dari layanan fintech. Untuk startup unicorn keempat atau kelima saya harapkan berasal dari layanan fintech.”

Disinggung apakah Rudiantara sudah bisa melihat startup fintech apa yang bakal menyandang status unicorn di Indonesia, Rudiantara menyebutkan startup layanan peer-to-peer lending (P2P) nampaknya menunjukkan prestasi yang baik dan memiliki potensi untuk menyandang status unicorn.

“Kita lihat saja saat ini layanan P2P sudah mampu memiliki pertumbuhan yang baik dan saya lihat ke depannya layanan seperti ini memiliki peluang untuk menjadi startup unicorn,” kata Rudiantara.

Sebagai perwakilan pemerintah yang mendukung keberadaan startup lokal, Kemenkominfo mengklaim selalu menerapkan pendekatan peraturan light touch kepada startup untuk menjalankan bisnis secara lebih leluasa.

“Dengan prinsip tersebut saya berharap akan muncul lebih banyak lagi entrepreneur baru yang bisa menghadirkan startup dengan berbagai layanan yang ada. Sementara untuk startup yang sudah mapan dan stabil, diharapkan bisa lanjut ke tahapan pendanaan lainnya seperti Seri B, C dan selanjutnya,” kata Rudiantara.
